Property make ready and unit turnover coordination services
From move-out to rent ready, faster.
Make ready and unit turnover coordination from a turnover specialist: move-out inspection, scope and punch list, vendor scheduling, cleaning, paint and repairs, and a daily view of every unit until it is rent ready. Fewer vacant days, fewer surprises for owners.
What is a make ready service for property managers?
It is coordination of the whole unit turnover, from move-out inspection and punch list to vendor scheduling, cleaning, paint and repairs, a final quality check and handoff to leasing, with daily status on every unit. Your licensed vendors do the work and you approve spending.
A good fit if
- Units sit vacant longer than they should between residents
- Vendors miss dates and nobody notices until move-in week
- Owners ask what is happening with their vacant unit
- Turnover status lives in texts, emails and memory
Probably not a fit if you need a cleaning or repair crew on site. We coordinate vendors, we do not supply them.

Make ready and turnovers: common questions
Short, direct answers. Ask us anything else on a strategy call.
What is a make ready in property management?
A make ready, or unit turn, is the work that gets a unit ready for the next resident after move-out: inspection, cleaning, paint, repairs and a final check, until the unit is rent ready and can be leased.
How long should a unit turnover take?
It depends on the unit's condition and vendor availability. A light turn can take a few days and a heavy one several weeks. We agree target dates with you per unit and report daily on anything that slips.
Do you send your own vendors or crews?
No. We coordinate your licensed and insured vendors, or vendors you approve, and follow them up until the work is complete. We do not perform work on site.
Who approves repair costs?
You do. Work within the approval limits you set goes ahead, and anything above them waits for you or the owner, with photos and estimates attached.
Can you help with security deposit deductions?
Yes. We document move-out condition with photos and itemize charges against the move-in report, so your team can make the final decision within your state's deadline.
